1
Real Estate Contracts
Buying or selling property usually means signing a stack of documents, and the contract is the one that sets the deal in motion. Jennifer reviews and drafts real estate contracts with an eye toward the terms that can cause trouble later, including deadlines, deposits, inspection periods, financing, and what happens if the deal doesn't go as planned.
Codding Law can also help when a contract has already been signed and there is a disagreement about what it requires. Sometimes the question is straightforward. Sometimes it takes a little digging. Either way, the first step is figuring out what the contract actually says and what options are available from there.
2
Real Estate Closings
A real estate closing has a lot of moving parts, and small problems can become expensive ones if they are not caught early. Jennifer works with buyers, sellers, and investors through the closing process, including reviewing contracts and closing documents, addressing title issues, and helping resolve questions that come up before the keys change hands.
Clients can bring Jennifer in early or call when something has already gone sideways. The goal is the same: understand the issue, deal with it directly, and keep the transaction moving when possible.
3
Quiet Title Actions
Sometimes the public record does not tell a clean story about who owns a piece of property. An old deed, lien, tax deed, missing owner, or other break in the chain of title can make it difficult to sell, refinance, or simply prove ownership. A quiet title action asks the court to sort out competing claims and establish clear title.
Jennifer handles quiet title matters for Florida property owners and investors and can help determine what is clouding the title, who may need to be involved, and what it will take to clear the issue.
4
Mobile Home Declaratory Actions
Mobile home ownership can get complicated when the title is missing, was never properly transferred, or lists someone who is no longer available to sign it over. In some situations, a court action is needed to establish ownership so the records can be corrected.
Jennifer helps clients work through these title problems and determine whether a declaratory action is the right route. She can explain what documents are available, what is missing, and what steps are needed to get the ownership record straightened out.
5
Adverse Possession
Questions about who owns or has the right to use a piece of land do not always begin with a clean boundary line. Adverse possession claims can arise when someone has occupied or used property for a long period of time and claims ownership under Florida law.
Jennifer works with property owners dealing with adverse possession questions and related ownership or boundary disputes. She can review the history of the property, the available records, and the facts on the ground to help determine what the claim means and how to respond.
6
Enhanced Life Estate (Lady Bird) Deeds
An enhanced life estate deed, often called a Lady Bird deed, can allow a Florida property owner to keep control of real estate during their lifetime while naming who will receive it after their death. When properly used, the property can pass to the named beneficiary without going through probate.
Jennifer can prepare the deed, explain how it works, and talk through the practical considerations before it is signed. A Lady Bird deed is useful in the right circumstances, but it is not the right fit for every property or every family.
7
Leases
A lease should make the arrangement clear before there is a disagreement about it. Jennifer drafts and reviews residential and commercial leases for property owners, landlords, tenants, and businesses, with attention to the terms that affect how the relationship actually works.
That can include rent and payment terms, maintenance responsibilities, renewals, use of the property, default provisions, and what happens when the lease ends. If there is an unusual term or a concern about an existing lease, Jennifer can help make sense of that too.
NOT SURE WHERE TO START?
Real Estate Problems Don't Always Fit Neatly Into a Category.
Maybe you have an old deed you don't understand. Maybe the paperwork doesn't match what everyone thought the deal was. Or maybe you just know something isn't right and aren't sure what kind of legal problem you have.

You don't need to diagnose the issue before contacting Codding Law. Tell Jennifer what's going on, and she can help determine whether it's something she can assist with.
